This is a strategic executive role responsible for driving store expansion, business development, site acquisition, commercial negotiations, project development, engineering, and operational readiness across multiple locations.
The successful candidate will play a critical role in identifying expansion opportunities, securing strategic commercial sites, negotiating lease agreements, leading store construction projects, and ensuring every new store is successfully opened on time, within budget, and in accordance with company standards.

Key Responsibilities- Store Expansion Strategy
- Develop and execute nationwide store expansion strategies aligned with the company's growth objectives.
- Identify high-potential markets and recommend strategic expansion opportunities.
- Conduct market research, demographic analysis, competitor mapping, and commercial feasibility studies.
- Present business cases and expansion recommendations to Executive Management.
- Site Acquisition & Commercial Negotiation
- Identify and evaluate potential commercial sites for new store development.
- Conduct site inspections, feasibility assessments, traffic analysis, and financial evaluations.
- Lead lease negotiations with landlords, shopping malls, brokers, and property developers.
- Build strong relationships with commercial developers, brokers, landlords, and government agencies.
- Secure permits, licenses, and regulatory approvals required for store openings.
- Business Development
- Drive business growth through strategic expansion planning.
- Evaluate new market opportunities and partnership prospects.
- Support long-term network development initiatives.
- Collaborate with senior management on expansion strategies and investment decisions.
- Project Development & Construction Management
- Lead store construction, renovations, relocations, and fit-out projects.
- Manage project schedules, budgets, contractors, consultants, suppliers, and project teams.
- Ensure projects are completed safely, on schedule, within budget, and according to company standards.
- Identify project risks and implement mitigation plans.
- Coordinate project implementation with Operations, Finance, Procurement, Supply Chain, and other departments.
- Engineering & Facilities Management
- Establish engineering standards and preventive maintenance programs.
- Oversee engineering support across all stores and facilities.
- Ensure compliance with building codes, engineering standards, and safety regulations.
- Recommend equipment, utilities, and infrastructure improvements that enhance operational efficiency.
- Financial & CAPEX Management
- Develop and manage annual CAPEX budgets.
- Monitor project expenditures and financial performance.
- Review contractor proposals, project quotations, and investment costs.
- Ensure capital investments deliver maximum business value.
- Leadership & Organizational Development
- Lead, coach, and develop the Business Development, Projects, and Engineering teams.
- Foster collaboration across Operations, Finance, Marketing, Procurement, Supply Chain, and Executive Management.
- Promote innovation, accountability, and continuous improvement.
Qualifications
Education- Bachelor's Degree in Architecture, Civil Engineering, Mechanical Engineering, Electrical Engineering, Construction Management, Industrial Engineering, Real Estate Management, Business Management, or any related field.
- PRC License is an advantage but not required.
- At least 10 years of progressive experience in Store Expansion, Business Development, Site Acquisition, Store Development, Engineering, Construction, or Project Management.
- At least 5 years in a senior managerial or leadership role.
- Proven experience in commercial site acquisition, lease negotiations, market expansion, and business development.
- Demonstrated success in opening multiple retail or restaurant locations from site selection through operational turnover.
- Experience leading multi-site construction, engineering, renovation, and expansion projects.
- Experience within QSR, restaurant chains, retail, convenience stores, supermarkets, hospitality, commercial property development, or franchising is highly preferred.
