JD FOR LEASING OFFICER
Responsibilities:
- Conceptualize, develop and create strategies, policies, projects and procedures that will increase, improve, and maximize tenant occupancy of properties handled.
- Identify tenants: Find potential tenants for leasing properties
- Negotiate leases: Negotiate lease terms and conditions with tenants
- Prepare agreements: Prepare lease proposals, agreements/contracts of lease, and renewals
- Market properties: Use marketing strategies to promote properties and attract tenants
- Conduct background checks: Verify the information of potential tenants
- Coordinate move-ins and move-outs: Manage the process of tenants moving in and out of properties
- Review, analyze, propose and advise management and tenants on product/service mix concepts, construction requirements and compliance to contractual obligations.
- Oversee the administration and integration of sales and marketing functions in order to ensure improvement of the performance of tenants, tenancy and leasing operations for the purpose of actualizing target rental income budget and planned
- Achieve tenant satisfaction within the limits and conditions provided by the management and other related regulations, company policies and procedures, convention and practices that have been established.
- Resolve tenant issues: Handle tenant complaints and disputes
- Maintain relationships: Maintain positive relationships with tenants, property owners, and brokers
- Ensure compliance: Ensure that leasing contracts and agreements comply with regulations
- Prepare reports: Prepare reports on leasing activity and occupancy rates
Qualifications:
- Graduate of Business Administration/Management, Economics, Marketing or equivalent
- Minimum of three (3) years related work experience in mall/office leasing or equivalent
- Proficient in the use of MS Office applications specifically MS Word, Powerpoint, MS Excel as well as other specialized software like SAP and others
- Strong negotiation, persuasion, and presentation skills
- Strong analytical and strategic thinking skills
- Can deal and handle complex problems and tasks involving new or constantly changing problems or situations
- Has the ability to initiate, plan, execute, control, monitor, evaluate and close projects effectively and efficiently
- Has the ability to guide individuals or groups to accomplish tasks effectively and efficiently
- Has the ability to understand financial statements, use financial analysis tools, preparation and analysis of budget and expenses
- Knowledge of real estate trends and industry
- Excellent communication skills
