Job Description: Area General Manager – Facilities Management (FM)
Position Overview
The Area General Manager (AGM) – Facilities Management will hold total operational and commercial accountability for a portfolio of multi-site facilities contracts within the PHL market.
This is a strategic leadership position split 60% Commercial Strategy & Optimization and 40% Operational Excellence. The ideal candidate possesses a strong operational background in FM, combined with acute commercial insight and Customer Success Engineering skills.Rather than traditional sales, you will act as a technical advisor, diagnosing client problems, pitching profitable extra works (variable project works), defending existing accounts, and leading successful re-contracting campaigns.
Key Responsibilities
Commercial Strategy & Profitability (60% Focus)- Extra Works Capture & Solutioning: Act as a technical consultant to evaluate asset performance; translate client operational pain points into scoped, high-margin project proposals.
- Technical Advocacy: Serve as the bridge between client technical stakeholders and internal delivery teams to ensure our engineering solutions align perfectly with client business objectives.
- Contract Retention & Re-contracting: Own the end-to-end commercial renewal and negotiation processes; secure multi-year contract extensions through high-value service delivery.
- Data-Driven Client Reviews: Conduct strategic business reviews utilizing asset data, building analytics, and operational metrics to proactively pitch modernizations and modifications for added profit.
- Executive Stakeholder Engagement: Build trusted relationships with client decision-makers to position our business as a strategic partner, unlocking opportunities for additional revenue streams.
- Multi-Site Contract Delivery: Oversee the flawless execution of hard and soft FM services across multiple concurrent client contracts, ensuring strict compliance with service level agreements (SLAs).
- Technical & Operational Foundations: Leverage a solid background in physical asset management and mechanical/electrical systems to maintain high operational baselines.
- Subcontractor & Vendor Management: Manage third-party service provider contracts, ensuring productivity, cost efficiency, and strict adherence to workplace health and safety protocols.
- Team Leadership: Direct, mentor, and elevate a distributed team of facility managers and technical staff to maintain operational excellence on the ground.
- Proven Leadership: Minimum 7–10 years of progressive management experience across integrated facilities management portfolios, specifically leading operations across multiple distinct client contracts.
- Customer Success Engineering Acumen: Proven ability to act as a technical advisor, map client workflows, diagnose system gaps, and successfully pitch extra engineering works for added profit.
- Expert Solutioning: Strong understanding of current FM commercial frameworks, pricing methodologies, and contract risk profiling.
- Technical Competence: Solid understanding of hard services and building systems, allowing for immediate credibility when scoping engineering projects for clients.
- Negotiation Prowess: Proven history of leading and closing complex, multi-million dollar contract renegotiations and client renewals.
