Preventive Maintenance Service Technician

Department: PMS | Field-Based | Elevator & Escalator Industry

Role Overview

The Preventive Maintenance Service Technician is responsible for ensuring that all assigned elevator and escalator units are consistently safe, reliable, and performing at their best. This is a field-based technical role that covers scheduled preventive maintenance, breakdown response, and client servicing across assigned accounts.

The ideal candidate is technically skilled, safety-conscious, and takes pride in delivering quality workmanship on every site visit.

Responsibilities

Preventive Maintenance
  • Perform scheduled preventive maintenance on assigned elevator and escalator units per the approved maintenance calendar and manufacturer specifications.
  • Inspect, lubricate, clean, and adjust all mechanical and electrical components — motors, controllers, guide rails, ropes, brakes, door operators, and safety devices.
  • Verify proper operation of all safety systems — overspeed governors, buffers, interlocks, limit switches, and emergency stop devices.
  • Check and calibrate floor leveling accuracy, door timing, and overall ride quality during every scheduled visit.
  • Replace worn or damaged components proactively before they cause unit failure or safety incidents.
  • Document all maintenance activities in PMS checklists and service reports after every visit.
Breakdown Response & Troubleshooting
  • Respond promptly to service calls and emergency breakdown situations within assigned territory.
  • Diagnose mechanical, electrical, and electronic faults using technical knowledge, diagnostic tools, and system manuals.
  • Perform corrective repairs efficiently to minimize elevator downtime and client inconvenience.
  • Coordinate with the technical team and procurement for replacement components when needed.
  • Escalate complex technical issues to the senior technician or engineer when required.
Client Service & Relationship Management
  • Represent the company professionally in every client interaction during site visits.
  • Communicate maintenance findings, repair recommendations, and safety concerns clearly to building administrators and property managers.
  • Maintain a reliable, service-oriented relationship with all assigned clients.
  • Advise clients on proper elevator usage, load limits, and basic safety protocols.

Safety & Compliance

Use proper personal protective equipment (PPE) at all times when working on elevator systems.
  • Ensure all maintained units comply with ASME A17.1, Philippine Electrical Code (PEC), and local building safety codes.
  • Report safety-critical findings or code violations immediately to the supervisor for proper action.
Documentation & Reporting
  • Complete PMS checklists, service reports, and maintenance records accurately and on time after every unit visit.
  • Submit completed service reports to the PMS Department and branch admin on schedule.
  • Maintain an updated logbook for every assigned unit — tracking maintenance history, parts replaced, and recurring issues.
  • Flag units requiring major repairs, parts replacement, or contract renewal to the PMS coordinator.

Qualifications

Education
  • Vocational or technical diploma in Electrical Technology, Electronics, Mechatronics, or equivalent
  • Relevant TESDA NC certification is an advantage
Experience
  • 1–3 years of hands-on experience in elevator maintenance, electrical works, or mechanical servicing
  • Prior experience in elevator or escalator maintenance of any brand is strongly preferred
Skills & Competencies
  • Proficient in using electrical testing instruments — multimeters, megohmmeters, and clamp meters
  • Ability to read electrical wiring diagrams, circuit schematics, and mechanical drawings
  • Familiar with elevator control systems — relay logic, microprocessor-based controllers, and VFDs
  • Knowledge of elevator safety codes.

Other Requirements
  • Willing to conduct fieldwork and travel to assigned client sites regularly
  • Punctual, reliable, and committed to scheduled maintenance visits
  • Valid driver's license is an advantage
  • Experience with major elevator brands — Schneider, Otis, Kone, Mitsubishi, or Schindler — is a plus
