The Project Development Manager / Real Estate Business Development Manager is responsible for driving the end-to-end development and growth of real estate projects—from site identification and feasibility analysis to project execution and commercialization.

This role combines strategic business development with hands-on project planning, ensuring projects are financially viable, market-aligned, and delivered on time. The position works closely with internal teams and external stakeholders to expand the company’s real estate portfolio and maximize asset value.

Key Responsibilities
  1. Project Development & Execution
  • Lead the full lifecycle of real estate projects, from concept, feasibility, planning, and approvals to project launch.
  • Conduct site evaluation, due diligence, and project viability assessments.
  • Coordinate with design, engineering, construction, and operations teams to ensure timely and quality project delivery.
  • Monitor project timelines, budgets, and deliverables to ensure alignment with business objectives.
  1. Feasibility & Financial Analysis
  • Prepare financial models, feasibility studies, and investment analysis for new developments.
  • Conduct market research, demand analysis, and pricing strategies to support project positioning.
  • Evaluate risks, returns, and overall project profitability.
  1. Regulatory & Stakeholder Coordination
  • Manage permitting processes, zoning requirements, and compliance with Philippine real estate regulations.
  • Liaise with local government units (LGUs), regulatory bodies, and external consultants.
  • Ensure all project documentation and approvals are secured prior to execution.
  1. Portfolio & Asset Optimization
  • Monitor performance of ongoing and completed projects, including revenue, cost, and occupancy.
  • Identify opportunities for land or asset optimization, repositioning, or expansion.
  1. Reporting & Management Support
  • Prepare project updates, feasibility reports, and investment presentations for senior management.
  • Track pipeline of opportunities and provide insights for strategic planning.
Qualifications
  • Bachelor’s degree in Real Estate Management, Business Administration, Engineering, Finance, or related field.
  • Minimum of 5–10 years of experience in real estate development, project development, or business development.
  • Strong experience in feasibility studies, financial modeling, and project management.
  • Proven track record in land acquisition, deal structuring, or real estate expansion projects.
  • Strong understanding of the Philippine real estate market, permitting, and regulatory environment.
  • Excellent negotiation, presentation, and stakeholder management skills.
  • Strategic thinker with strong analytical and commercial acumen.
Preferred Qualifications
  • Experience in industrial parks, mixed-use developments, or large-scale projects.
  • Strong network with developers, brokers, and government agencies.
