The position is responsible for coordinating and supervising the work of the facilities maintenance team in project areas in the general maintenance and upkeep of buildings, grounds and equipment. FMO is responsible for ensuring that the electrical system, mechanical equipment, plumbing system, civil works and other auxiliary system in the property are all in good working condition.
Jobs functions & responsibilities- Prepares of preventive maintenance program for the property and oversee its effective implementation.
- Developing and executing facilities management programs such as Preventive Maintenance schedules, Corrective Maintenance Schedules, Facilities & Equipment repair schedules and Detailed Equipment Monitoring forms, including Data/ 201 files for each equipment of each building projects.
- Coordinating Facilities Maintenance activities with the Property Management Team to keep Building, Equipment & Facilities in good order.
- Lead & direct Facilities Management Team for some corrective and preventive maintenance activities in coordination with the On-Site Condominium Managers of the assigned project
- To ensure compliance with internal and local guidelines and safety standards of each building projects.
- Create and direct plans to maintain and enhance physical facilities.
- To verify that all facility tasks of each building projects are completed correctly, on-time and according to the condominium project needs.
- Prepares work schedules and work assignments of maintenance personnel.
- Conducts regular meetings of maintenance team
- Conducts counselling for erring personnel.
- Supervise and conducts routine inspection of work by maintenance personnel.
- In charge of processing of request for work permits and/or request for fit-out.
- Evaluates and recommend for approval the plans submitted for fit out of units in accordance with the approved Renovation Guidelines.
- Conducts inspection/monitoring of units with approved renovation permit.
- Perform hands on repair and troubleshooting if possible.
- Prepares and submit maintenance accomplishment reports.

- Implement good housekeeping in work areas.
- Ensure that standard maintenance procedures in all types of repairs are observed and followed by maintenance personnel.
- Attend to other requests by the Property Management Officer from time to time.
- Prepares and submit to Property Management Officer the maintenance trouble report, comparing analysis, findings and recommendation.
- Conduct training and seminar in relation to the enhancement of technician skills and knowledge of Building Maintenance Technicians of projects.
- To participate in the scheduled emergency response, fire drill and safety drills of each building project.
- Prepares scope of works for minor and major projects of the condominium.
- Prepares and facilitate invitation to bid based on the approved scope of works to all contractors for minor and major projects of the condominium.
- Conducts regular inspection/roving inspection on the entire building to check that Maintenance problems are well attended.
- Conduct inspection to facilities and common property. Inspect, identify faults, potential hazards and propose solutions.
- Recommends and prepares order of necessary maintenance parts and materials, tools and equipment.
- Recommends any energy conservation measures that can be implemented in the property.
- Attend to other requests by the property manager from time to time.
- Candidate must possess at least a Bachelor’s/College in Civil Engineering, Mechanical, Electrical, Building Management and Technology or equivalent
- With at least 4 years of experience in Facilities Management, Building Maintenance Management, Building Management or equivalent
- Adept in Microsoft applications
- Proficient in written and spoken English
