Business Development Director

The Business Development Director is responsible for leading and executing the company's site acquisition and expansion strategy across all food service brands nationwide.

Key Responsibilities:

  1. Site Acquisition & Expansion Strategy
  • Develop and implement a nationwide site acquisition strategy aligned with the company's brand growth targets across all food service concepts.
  • Identify, evaluate, and prioritize potential locations based on market analysis, foot traffic data, competitive landscape, and brand fit.
  • Maintain an active and healthy pipeline of prospective sites across NCR and provincial areas.
  • Conduct financial feasibility studies and site assessments to support investment decisions.
  1. Leasing & Contract Management
  • Lead lease negotiations with property owners, mall developers, and landlords to secure favorable terms, rates, and conditions.
  • Review, evaluate, and approve lease agreements in compliance with company policies and authorization frameworks.
  • Manage lease renewals, amendments, and exits in coordination with legal and finance teams.
  • Build and maintain strong long-term relationships with key property owners, mall operators, and real estate developers.
  1. Market Analysis & Business Intelligence
  • Conduct regular market research, competitor benchmarking, and industry trend monitoring to identify growth opportunities.
  • Analyze trade areas, demographic data, and consumer behavior to support site selection decisions.
  • Provide strategic recommendations to senior leadership based on market insights and pipeline performance.
  1. Cross-Functional Collaboration
  • Work closely with Operations, Finance, Legal, Construction, and Marketing teams to ensure seamless execution from site approval to store opening.
  • Coordinate with brand heads and general managers to align site selection criteria with each brand's strategic direction.
  • Liaise with government offices and regulatory bodies as required for permits, zoning, and compliance requirements.
  1. Team Leadership & Development
  • Lead, manage, and develop a team of 10–15 direct reports including BD Officers, Site Development Specialists, and support staff.
  • Set individual and team targets, monitor performance, and provide coaching and development support.
  • Foster a culture of accountability, urgency, and excellence within the BD team.
  1. Reporting & Stakeholder Management
  • Prepare and present regular BD pipeline reports, expansion updates, and market analyses to senior management and executive leadership.
  • Represent the company in negotiations, industry events, and external meetings with key property stakeholders.
  • Provide recommendations to senior executive leadership on strategic expansion decisions when required.

Qualifications:

  • Bachelor's degree in Business Administration, Real Estate Management, Marketing, or a related field; MBA is an advantage.
  • Minimum of 20 years of work experience, with the majority in the food service, QSR, or restaurant industry.
  • At least 5 years in a director or senior managerial capacity within a Business Development or Site Acquisition function.
  • Proven track record in commercial leasing and real estate negotiations, particularly within QSR, fast food, coffee shop, or restaurant chain environments.
  • Experience in QSR chains, fast food groups, coffee shop chains, or entertainment concepts is strongly preferred.
  • Strong background in market analysis, feasibility studies, competitor benchmarking, and pipeline management.
  • Demonstrated ability to lead and manage large BD teams across multiple regions nationwide.
