Real Estate Acquisitions Specialist

The Role

We are seeking a driven and strategic Real Estate Acquisitions Specialist to source, evaluate, and secure profitable investment properties. In this role, you will be the tip of the spear for our growth hunting for off-market deals, analyzing market data, running financial models, and negotiating purchase agreements.

If you have a sharp eye for value, strong negotiation skills, and a deep understanding of the real estate market, we want you on our team.

• Sourcing & Lead Generation: Proactively identify and source off-market real estate investment opportunities through networking, direct outreach, wholesalers, and broker relationships.
• Underwriting & Financial Analysis: Evaluate potential acquisitions by calculating After Repair Value (ARV), estimating rehab costs, determining cap rates, and projecting overall Return on Investment (ROI).
• Market Research: Monitor local real estate trends, zoning laws, and neighborhood developments to accurately assess property values and investment risks.
• Negotiation & Contracting: Present competitive offers, negotiate terms with property owners or agents, and secure properties under contract within the company's target profit margins.
• Pipeline Management: Maintain an organized CRM database of leads, follow-ups, and active offers.
• Due Diligence: Coordinate with internal teams (legal, construction, finance) to ensure a smooth transition from contract to closing.

• Experience: Minimum of 2–3 years of proven experience in real estate acquisitions, investment sales, wholesaling, or a closely related analytical real estate role.
• Analytical Skills: Strong financial acumen with the ability to underwrite deals, run comps, and build accurate financial models.
• Negotiation Skills: Excellent communication and persuasion skills, with a track record of closing deals and negotiating favorable terms.
