You will also provide essential leadership in cross-functional coordination, project viability assessments, and regulatory compliance to ensure smooth transitions from land acquisition to project launch.
- Strategic & Financial Management
Develop and implement strategic business development plans and initiatives aligned with ALP's long-term goals.
Monitor key performance indicators (KPIs), forecast budgets, and ensure efficient utilization of approved funds.
Stay up-to-date with market trends, competition, and innovations in the real estate sector, particularly in the high-end segment.- Project Site Evaluation & Feasibility
Lead market research and feasibility studies to assess land viability based on demographic trends, demand, competition, and alignment with ALP branding.
Collaborate with Internal Design Group (IDG) and cross-functional teams (Sales, Marketing, Product Development) to conceptualize appropriate project types for each site.
Coordinate initial and final ocular inspections, as well as technical due diligence activities.- Land Negotiation & Acquisition
Support or lead negotiations with landowners, structure deals, and conduct counterparty assessments.
Prepare financial simulations and business cases to secure internal approvals (ManCom, Finance, IC).
Review or draft key documentation (MOA, DOAS, Deal Terms of Reference) to finalize acquisitions.- Documentation & Legal Compliance
Supervise the cleanup and transfer of land titles, tax settlements, and regulatory documentation.
Coordinate with legal, finance, brokers, and government agencies to ensure timely, compliant processing.
Ensure all documentation is complete and adheres to corporate policies and government regulations prior to project endorsement.- Landbank Monitoring
Track and report on the performance, challenges, and potential of landbank assets.
Conduct regular reviews and align on strategies to optimize value from existing and potential land holdings.- Team Leadership & Organizational Development
Provide direction, mentorship, and performance feedback to junior team members.
Encourage collaboration, accountability, and high performance within the Business Development group.
Support workload distribution and ensure effective execution of tasks and goals.- Stakeholder Management & Communication
Act as a liaison between ALP and various internal and external stakeholders (Legal, Finance, Design, Marketing, Landowners, Brokers).
Ensure clear communication of policies, project status, and updates across teams.
Prepare and present reports, strategies, and project briefs to senior management and decision-making bodies.- Bachelor’s degree in Business, Urban Planning, Real Estate Management, Finance, or a related field.
- Minimum 3 years of progressive experience in land acquisition, real estate development, or business development.
- Solid background in financial modeling, feasibility studies, and market research.
- Strong negotiation skills and experience working with legal and regulatory teams.
- Excellent interpersonal, communication, and presentation skills.
- Strong leadership capability, with experience in coaching and supervising teams.
