PROPERTY MANAGER

Job Summary

KGK Management Inc. is seeking a highly organized and proactive Property Manager to oversee the daily operations, maintenance, and administration of company-owned and managed properties. The successful candidate will ensure that properties are properly maintained, tenant concerns are addressed promptly, and operational standards are consistently achieved.

Key Responsibilities

Property Maintenance
  • Oversee maintenance activities for residential, commercial, warehouse, and company-owned properties.
  • Develop and implement preventive maintenance programs.
  • Coordinate repairs and maintenance activities with internal teams and third-party service providers.
Legal and Regulatory Compliance
  • Ensure compliance with building codes, zoning laws, safety regulations, and other legal requirements.
  • Stay updated on relevant property management and leasing regulations.
Tenant Improvement Projects
  • Manage renovation, fit-out, and tenant improvement projects.
  • Review and approve plans in accordance with lease agreements and regulatory requirements.
  • Coordinate with contractors and vendors to ensure timely project completion.
Emergency Preparedness and Response
  • Develop and implement emergency response plans.
  • Conduct emergency drills and safety training.
  • Coordinate with relevant authorities during emergencies or incidents.
Reporting and Documentation
  • Maintain accurate records of maintenance activities, inspections, and preventive maintenance programs.
  • Prepare weekly and monthly reports on property conditions, maintenance status, and operational concerns.
Qualifications
  • Bachelor's Degree in Engineering, Business Administration, Real Estate Management, Finance, or a related field.
  • At least 3–5 years of relevant experience in Property Management, Facilities Management, Real Estate Management, or a similar leadership role.
  • Strong leadership and team management skills.
  • Excellent communication and interpersonal abilities.
  • Proficient in Microsoft Office applications and property management systems.
  • Strong analytical, organizational, and problem-solving skills.
  • Ability to manage multiple properties, projects, and priorities simultaneously.
