Scope of Services and Deliverables:

Property Management Officer (PMO) - HOUSE RULES AND RESTRICTIONS

To make, amend or revoke, from time to time subject to owner’s consent, and to enforce, House Rules and other regulations and By-laws governing the use, occupation, maintenance and environmental control of the Residential and Commercial Property and the conduct of persons occupying, visiting, or using the Residential and Commercial Property.

  1. Submit all policies and house rules and other recommendations to CLIENT for approval prior to implementation.
  2. Fit-out Guidelines
  3. To formulate or make Fit-out Guidelines to be followed by all tenants of the Residential and Commercial Property.
  4. To strictly monitor and ensure that said guidelines are strictly being followed and requirements are complied with before, during and after the renovation of tenant’s unit.
  5. Security and Safety Procedures
  • To recommend to the CLIENT such safety and security measures as Cuervo may deem necessary and so far as may be possible at all times to maintain security in the Residential /Commercial Property in conjunction with the appointed security company.
  • To require, conduct and facilitate safety drills and safety measures in coordination with authorized government agencies.
  1. Parking Procedures
  • To manage and control the car parking areas, egress and ingress.
  1. Housekeeping, Landscaping and Pest Control Services
  • To maintain and keep the property in top shape condition.
  • To maintain and implement an effective garbage collection system.
  • To implement monthly pest control and maintenance system.
  1. Sanctions
  • To suggest/implement sanctions for delinquent tenants in terms of rental, CUSA and payment of utilities.
  • To suggest/implement proper sanctions for erring tenants.
  1. Incident report
  • PMO shall make available to CLIENT an incident report when problems requiring such arises.

PMO – MANAGEMENT OPERATIONS

The PMO is a full-time resource with the competence and qualification to run a business of operating and managing a real estate establishment which shall be trained and under the direct supervision of the Asset Management Services - Director of Cuervo.

  1. The PMO shall be based in Client Office where an office shall be made available.
  • To monitor, control and organize the over-all operation of the property and all on-site staff, maintenance and security agencies assigned.
  • To develop and maintain a peaceful and friendly environment within the Residential/Commercial Property and to handle complaints effectively and efficiently to ensure continued satisfaction.
  • Conduct regular monthly routine maintenance inspections of the Residential and Commercial Property being managed and provide a written report to CLIENT with the results.
  • To recommend and advise on the technical requirements of the Residential/Commercial Property.
  • Conduct a regular monthly security inspection of the entire Residential/Commercial Property and provide a written report to CLIENT with the results.
  • To organize, coordinate and monitor all scheduled events for smooth and well-coordinated activities.
  • To ensure that the Residential and Commercial Property is presented in the best way to facilitate early leasing at the highest possible levels. To facilitate showing units available for lease to interested parties and ensure the collection of rental fees and CUSA Dues.
  • To represent the CLIENT in settling resident complaints regarding condominium facilities and management.

EXPECTED RESULTS:

  • Completion of assigned tasks related to Asset Management Department related activities based on agreed timelines and agreed quality of outcome.
