About the Role
We are seeking an experienced and strategic Assistant Vice President (AVP) – Project Controls to lead project planning, cost management, budgeting, and project control functions across our residential and housing development projects.
This leadership role is responsible for ensuring projects are delivered on schedule, within budget, and aligned with organizational objectives. The ideal candidate will provide data-driven insights, oversee financial and operational performance, and drive continuous improvements across project control processes.
Key Responsibilities- Lead project planning, scheduling, and project control activities across multiple developments.
- Develop and manage project budgets, cost forecasts, and financial projections.
- Monitor project performance against approved timelines, budgets, and key targets.
- Analyze cost variances and implement corrective actions as needed.
- Oversee project feasibility studies and resource planning initiatives.
- Prepare executive-level reports, dashboards, and project performance updates.
- Coordinate closely with Engineering, Quantity Surveying, Purchasing, Finance, and Project teams.
- Identify project risks and recommend effective mitigation strategies.
- Drive process improvements and cost optimization initiatives.
- Lead, mentor, and develop project planning, project controls, and cost management teams.
- Bachelor's Degree in Civil Engineering, Construction Management, Quantity Surveying, or a related field.
- Licensed Civil Engineer is preferred.
- MBA or Master's Degree is an advantage.
- Minimum of 10–15 years of relevant experience in real estate development, project planning, project controls, or cost management.
- At least 5 years in a managerial or leadership role.

- Cost Forecasting and Budget Management
- Residential and Land Development Projects
- Financial Reporting and Project Performance Monitoring
- Proficient in Primavera P6, MS Project, Microsoft Excel, and reporting tools.
- Strong analytical, leadership, stakeholder management, and decision-making skills.
