Job Purpose

Building Maintenance worker performs routine, preventive maintenance, extensive range of work in the repair and general maintenance of facilities, building and equipment, ensuring technical operations are in proper running order. Performs a variety of ground and troubleshooting tasks.

Executes work with established procedures and process under both written and verbal instructions.

Essential Job Functions

Perform preventive maintenance as scheduled on mechanical equipment and machineries, such as:

Pumps and Motors
Fans and Blowers
Tanks and Fittings
Pipes, Valves and Fittings
Air-conditioning units (Window type, Split, Package)
Filters and Dryers
Gensets
Other components related to above equipment/Machinery

On Electric System such as:

Transformers
Circuit Breakers
Motor Control and Sensor
Wiring System and Terminations
Lighting System
Other component related to the above

Perform trouble shooting works on mechanical system, electrical system, plumbing system and minor civil works.
Conducts routine inspection of all engineering system to take of their status then log in the record book.
Prepares and submit trouble report as needed.
Proper handling and disposal of waste such as scraps, used oil and other hazardous chemicals.6
Report to superior immediately all imminent equipment failure observed during shift.
Perform predictive maintenance to anticipate equipment machinery trouble during condition monitoring activity in the shift.

Qualifications/Requirements

Candidate must possess at least High School graduate / Vocational Diploma/Short Course Certificate in Building Maintenance, Electrical, Mechatronic/Electro-Mechanical or equivalent

At least 6 months working experience specialized in Maintenance/ Repair (Facilities & Machinery) in Mid-Rise to High Rise Building, Commercial/Residential or at least three (3) months of Apprenticeship in Building Maintenance program or equivalent.
Multi-skilled Technician
Knowledgeable in basic troubleshooting on Repair and maintenance on Mechanical/Electrical/Carpentry/Plumbing/Masonry/Painting
Team player and able to established good working relationship with co-employees and superiors
Trustworthy
