PROJECT MANAGER (PM)
REPORTS TO: Operations Manager
PRIMARY PURPOSE:
To lead and manage the planning, coordination, execution, and completion of construction projects in accordance with the approved design, budget, schedule, and quality standards. The Project Manager ensures full compliance with applicable Philippine laws, codes, and client requirements while maintaining effective communication with all stakeholders.
QUALIFICATION REQUIREMENTS
EXPERIENCE REQUIREMENTS: 5 – 10 years as an Experienced Civil Engineer, Architect, or Construction Project Manager in similar and comparable medium- to large-scale vertical or infrastructure projects, and shall preferably be knowledgeable in the application of project scheduling tools, construction technologies, contract administration, and local regulatory compliance.
EDUCATIONAL REQUIREMENTS :
- College degree
- Bachelor of Science in Civil Engineering
RESPONSIBILITY & ACCOUNTABILITY REQUIREMENTS
KEY RESPONSIBILITIES AND SPECIFIC ACCOUNTABILITIES:
- Project Initiation and Planning
- Develop the Project Execution Plan (PEP) and oversee mobilization.
- Define scope, deliverables, and risk management strategies aligned with contract obligations.
- Develop resource plans, construction schedules (using MS Project or Primavera), and budget forecasts.
- Regulatory and Legal Compliance
- Ensure all project activities conform to the National Building Code of the Philippines, Fire Code, HLURB
- Secure necessary permits (e.g., ECC, Building Permit, Occupancy Permit) and coordinate with DPWH, DENR,
- Cost and Contract Management
- Monitor approved budgets against actual costs and implement cost control measures.
- Oversee change order management, variation claims, and budget reconciliations.
- Approve procurement strategies and subcontractor/trade contractor packages.
- Project Leadership and Coordination
- Lead weekly coordination meetings with internal teams, consultants, and clients.
- Supervise and provide technical support to Project-in-Charge, Quantity Surveyors, and Engineers.
- Resolve high-level project issues, including delays, manpower shortages, and design discrepancies.
- Documentation and Reporting
- Submit comprehensive project reports (status, cost, risk, and cash flow) to senior management and clients.
- Ensure timely preparation of project turnover documents, including as-builts, warranties, and closeout reports.
