- To undertake all day to day management of the property/properties to which he/she is assigned and to report to the director for Asset Management, President/CEO, Sr./Building Operations Manager the residential/commercial properties and all applicable clients regularly and accordingly
- To manage a team of general and technical managers including staffs for the efficient running of the property/properties. To nurture the quality of the team, identify staff weaknesses and address gaps both over staffing and process with appropriate training and process improvement
- To negotiate terms of tenancies if and when needed, ensure net rental income from investment properties maximized. To lead handover/takeover of premises, supervise quality control of tenant fit-out works ascertain alignment over the design standards and guidelines for the planning group
- Achieve zero (0) accident and lead in the implementation of all necessary safety practices both during construction and after of all tenants, respective vendors/contractors.
- To manage all property-related financial matters, including monitoring of the income (collection) and expenditure of the property/properties to ensure these are in line with the annual budgets. Must be able to have an above-average understanding of the property's PnL's
- To set up, supervise and manage all operating procedures for the property/properties including security, emergency and safety, collection, technical maintenance, housekeeping/ ground keeping, concierge and work request procedure.
- To establish, keep and maintain a harmonious working relationship between the property management group and all unit-owners, tenants, assigns and/or heirs and all duly authorized representatives within the property including maintaining good public relations with adjacent properties and estate
- To plan, set up, implement and supervise:
- Regular preventive maintenance programs for all building structures, systems and equipment in the property/properties.
- All essential contract services for the property/properties, e.g. housekeeping, security, etc.
- All necessary renovation programs (capital projects) to keep the property/properties in presentable and marketable condition, keeping it at par with other luxury condominium in the area.
- Lead in the identification of all problem areas in management and operations, recommend improvement plans to maximize operational efficiency of the property team.
- Carry-out any other duties and responsibilities assigned by the management.
- Qualifications:
- College Graduate (Civil Engineer, Architect, mechanical Engineer, Electrical Engineer or Management. (Preferably with license)
- Preferably with 5-10 years in property Management
