SENIOR ARCHITECT

(Lead - Design & Project Delivery)

Role Summary

This role requires both design leadership and project execution capability, with strong coordination across internal teams, consultants, and contractors.

1. Licensed Architect (PRC)
2. Minimum 6-10 years of relevant experience in architectural design and project delivery
3. Proven experience handling projects end-to-end (concept + construction + turnover)
4. Strong background in high-end residential, hospitality, or commercial developments (fit-out experience is a strong advantage)
5. Advanced proficiency in:

• AutoCAD
• SketchUp (or equivalent 3D tools)
• MS Office / Google Workspace

1. Familiarity with construction documentation, detailing, and material specifications
2. Strong understanding of:

• Local building codes and permitting processes
• Construction methodologies and site coordination

1. Experience working with consultants (MEPF, structural, ID, international designers) is highly preferred

1. Design judgment (not just drafting)
2. Ownership mindset (can run projects without handholding)
3. Detail orientation under pressure
4. Cross-functional coordination (engineers, contractors, consultants)
5. Problem-solving during construction (this is critical)

1. Technical Documentation

• Produce and oversee complete construction drawings, shop drawings, and as-built plans
• Ensure all drawings are accurate, coordinated, and aligned with site conditions
• Develop material specifications and detailing standards

1. Project Coordination

• Coordinate with:

1. Site engineers and architects
2. Clients
3. Suppliers
4. Contractors and subcontractors
5. External consultants (local and international)

• Lead or actively participate in design and coordination meetings
• Ensure alignment across all disciplines before and during construction

1. Permitting & Compliance

• Manage and coordinate permitting processes
• Ensure all designs comply with local codes, regulations, and standards

1. Construction Phase Oversight

• Site implementation of plans and designs.
• Conduct regular site inspections and progress reviews
• Identify and resolve design and construction issues proactively
• Provide on-site decision-making and clarifications

1. Procurement & Bidding

• Prepare bid documents and scopes of work
• Participate in contractor selection, bid evaluation, and awarding
• Assist in reviewing cost implications of design decisions
