Conducts periodic site inspections to ensure the orderliness and cleanliness of all company properties for lease. Checks on facilities and equipment of buildings to be sure that all are properly maintained and functional.
Coordinates with local and national regulatory agencies and officials regarding securing permits and licenses to ensure the regular compliance of the building operation and processing of transfer of all properties acquired by the company.
Reviews, comments and recommends specifications and procurement of specialized equipment.
Reviews, evaluates and recommends efficient proper operation and maintenance which would include but not limited to energy savings, income generating features, parking facility management, and optimum manpower allocation.
Reviews, makes recommendation for improvement and implement Property Management Program which includes security, waste disposal, parking management, fire/emergency system, utility collection etc.
Implements, reviews and makes continuous improvements of Tenant Guidelines, House Rules and Regulations incorporating Environmental Sustainability provisions, for tenant fit-out and renovation.
Coordinates with in-house Architect/Designer and Engineer and monitors punchlisting records prior to acceptance. Acts as the company's inspector for all company construction projects.
Maintains an inventory list and maintenance record of all equipment and amenities.
Markets all properties for lease and conducts interviews and negotiations with prospective tenants and prepares recommendations for approval of the management.
Markets all properties for sale and handles documentation such as Deed of Absolute Sale, Contract to Sell, Addendum to Contract to Sell and other legal documentation.
Prepares Contracts of Lease of tenants in coordination with legal counsels. Handles turnover of leased premises to approved tenants and clearances for outgoing tenants.
Conduct periodic surveys or canvass of running lease rates and market values in areas where company properties are located and make proper recommendations to the management.
Makes projections on rental income to be used for the annual budget.
Handles maintenance team of company buildings and other properties.
Qualifications/Requirements
Qualifications: With supervisory experience for at least 1 year.
A minimum of 1-2 years of property management or leasing experience is required.Knowledge in realty, property management and leasing is an advantage.
Degree in Business Management or Engineering.
Familiar with MS Office. Good in verbal and oral communication
