Property Manager - Residential (Cebu City & Lapu-Lapu)

LOCATIONS:

• Banilad, Cebu
• Mactan, Lapu-Lapu
• Mabolo, Cebu

• A Bachelor's degree in Real Estate, Property Management, Engineering, or a related field is preferred
• MUST HAVE BACKGROUND IN ASSET MANAGEMENT.
• WORK EXPERIENCE IN HANDLING RESIDENTIAL PROPERTY IS AN ADVANTAGE
• Minimum 3-4 years of experience residential property management.
• Strong understanding of property management best practices, including lease administration, maintenance, and tenant relations
• Excellent communication and interpersonal skills, with the ability to effectively interact with tenants, contractors, and other stakeholders
• Proficient in property management software and tools, such as accounting and lease management systems
• Problem-solving and decision-making skills, with the ability to handle multiple tasks and priorities simultaneously

• Manage and maintain a portfolio of residential properties, including coordinating property maintenance, repairs, and renovations
• Oversee the leasing process, including marketing vacant units, screening and vetting prospective tenants, and negotiating lease agreements
• Ensure timely rent collection and manage tenant relations, addressing any issues or concerns promptly and effectively
• Develop and implement property management strategies to maximise occupancy rates and rental income
• Expense Management. Ensures the efficiency of OPEX and CAPEX spending.
• Ensure that all dues, rental fees, utilities, and other revenue sources of the building are properly billed and collect in a timely manner. (If applicable)
• Utility Consumption Monitoring. Ensures that Power and Water consumption are being monitored and are operated within desired parameters.
• Prepare and manage property budgets, including the coordination of service contracts and vendor payments
• Provide regular updates and reports to the property owners on the performance and condition of the properties
• Ensure compliance with all relevant laws, regulations, and industry standards
