Sales & Marketing Supervisor

The Sales & Marketing Supervisor-Residencial Sales is responsible for supporting and executing the sales strategies for all residential projects of the company, including condominiums and house-and lot developments. The role ensures efficient lead management, broker coordination, market research, and sales reporting to support the achievements of sales absorption, revenue, and collection targets.
The position plays a role in monitoring sales performance, analyzing market trends, and ensuring effective implementation of residential sales programs in coordination with internal teams and external partners.
Duties and Responsibilities:
- Support the implementation of residential sales strategies aligned with company objectives and directives of Management.
- Assist in achieving sales, revenue, collection, and project absorption targets for residential development.
- Prepare regular sales support, forecasts, and performance analysis for Management review.
- Conduct market research and competitor analysis for condominium and house-and lot projects to support pricing and positioning strategies.
- Monitor and manage sales pipeline performance, including leads, reservations, take outs, and closing conversion rates.
- Coordinate closely with brokers, accredited sellers, and sales partners to ensure active and consistent sales generation.
- Support project launches, open houses, site visits, and promotional sales activities.
- Assist in the formulation and implementation of pricing strategies, payment terms, discounts, and sales incentive programs.
- Maintain and update sales databases, CRM systems, and reports related to residential sales performance.
- Ensure timely monitoring of customer inquiries, reservations, documentation flow until account recover.
- Monitor market trends, housing demand, competitor pricing, and buyer preferences to support strategic decision making.
- Coordinate with Marketing, Legal, Finance, and Operations to ensure smooth sales processing and compliance requirements.
- Ensure adherence to company policies, reservation procedures and applicable real estate regulations.
- Perform other duties as may be assigned by Management.
Qualifications:
- Bachelor's Degree in Business Administration, Marketing, Real Estate Management, Economics, or related field.
- At least 2-4 years of experience in residential real estate sales, property development sales, or broker network management.
- Strong experience in sales reporting, market research, and data analysis is required.
- Knowledge of real estate sales processes (reservation, documentation, financing, and turnover) is highly preffered.
- Proficient in Microsoft Excel, PowerPoint, and reporting tools; CRM experience is an advantage.
- Strong analytical skills with ability to interpret residential market trends and buyer behavior.
- Excellent communication, negotiation, and coordination skills with brokers and clients.
- Highly organized, detail oriented, and capable of handling multiple projects and sales monitoring tasks.
- Results driven with strong sense of urgency and accountability.
- Willing to work under pressure, meet deadlines and attend project launches and sales events when required.
