Location: Mandaluyong City / Multi-site (Philippines)
Sector: Facilities Management & Real Estate

Client Profile: High-Volume, Multi-site BPO Operations

Role Overview:

As the Asset Management Manager, you will be the strategic lead responsible for the end-to-end governance of all non-IT assets for one of CBRE’s major BPO clients. You will move beyond simple tracking to oversee full-lifecycle management—ensuring that thousands of assets across multiple sites are accounted for, maintained, and 100% compliant with Philippine regulatory standards.

Key Duties & Responsibilities:

  1. Strategic Oversight & Policy Leadership
  • Framework Development: Design and enforce comprehensive asset management strategies and SOPs that align with both CBRE and client global standards.
  • Process Improvement: Audit existing asset workflows to identify inefficiencies; implement automated or streamlined systems for better tracking and financial reporting.
  • Asset Lifecycle Planning: Lead inspections to determine maintenance schedules and replacement cycles (CAPEX/OPEX planning) to ensure zero downtime for the client’s operations.
  1. Expert PEZA & Government Compliance
  • Regulatory Mastery: Act as the primary authority for all PEZA-related asset movements, including the critical facilitation of “Farm-in” and “Farm-out” processes.
  • Documentation Governance: Ensure the timely registration, de-registration, and documentation of all assets with PEZA to safeguard the client’s tax incentives and operational permits.
  • Audit Leadership: Lead the team during internal, external, and government audits. You are responsible for ensuring all documentation is audit-ready and for closing any findings with corrective actions.
  1. Multi-site Operations & Team Management
  • Inventory Control: Manage the master asset registry (EAM/ERP), ensuring every item—from furniture to facility equipment—is properly tagged and financially accounted for.
  • Team Leadership: Lead and mentor a team of site-based Points of Contact (POCs). You will analyze their performance and ensure standardized asset monitoring across all Philippine site locations.
  • Strategic Disposal: Oversee the legal decommissioning and disposal of obsolete assets, ensuring all financial write-offs and de-registrations are handled according to law.
  1. Stakeholder & Client Management
  • Client Liaison: Act as the primary point of contact for the client’s facilities and finance heads, providing data-driven reports on asset performance and compliance status.
  • Consultative Support: Provide expert guidance to other departments to ensure assets are used efficiently and effectively across the organization.

Skills & Competencies:

  • Analytical Excellence: High proficiency in data reconciliation and financial reporting (Advanced MS Excel is a must).
  • Integrity: Uncompromising accountability in managing high-value company capital.
  • Communication: Ability to navigate complex discussions with government regulators and high-level client stakeholders.

Qualifications:

  • Education: Bachelor’s degree in Business, Supply Chain, Logistics, or a related field.
  • Experience: Minimum of 5+ years in Asset Management or Inventory Control, with at least 2 years in a managerial or lead role.
  • Industry Knowledge: Proven experience in a BPO or high-volume environment is required.
  • PEZA Expertise: Expert-level experience in processing PEZA asset requirements (LOAs, farm-in/out, etc.) is highly preferred.
