Job Summary: Lead Property Engineer
- Technical Operations & Maintenance
- Preventive Maintenance: Lead the execution of 52-week PM schedules and corrective works to ensure 97%–100% equipment uptime.
- Inspections: Conduct regular walkthroughs to ensure the facility’s physical appearance, safety, and mechanical systems are in peak condition.
- Documentation: Maintain meticulous records, including as-built plans, equipment folders, stock cards for inventory, and daily/weekly performance reports.
- Team Leadership & Contractor Management
- Supervision: Manage and evaluate the performance of Multi-skilled Technicians (MST) and third-party service providers.
- Project Oversight: Facilitate third-party repairs, review technical proposals/bids, and oversee tenant fit-outs and renovations to ensure they meet building guidelines.
- Technical Meetings: Lead discussions with tenants, contractors, and the Board of Trustees regarding engineering projects.
- Compliance, Safety & Sustainability
- Regulatory Liaison: Assist in securing government permits (LGU, DENR, LLDA) and act as the Pollution Control Officer (PCO) when required.
- Safety Leadership: Serve as Assistant Fire Brigade/Emergency Marshall; maintain all fire protection systems (FDAS, pumps) and lead emergency drills.
- Sustainability: Implement energy-conservation measures and monitor utility consumption to stay within budget.
- Administrative & Financial Support
- Budgeting: Collaborate with the Building Manager to prepare annual budgets for technical services and materials.
- Quality Assurance: Ensure all technical audit findings are resolved promptly and manage work permits via digital platforms (e.g., MyHome App).
- Utility Management: Enforce utility collection policies, including the timely cut-off of services for delinquent accounts.
