• 2+ years of experience in mortgage disclosures, closing, or compliance within the wholesale mortgage channel
• Strong working knowledge of TRID, Loan Estimates, Closing Disclosures, tolerance rules, and change of circumstance requirements
• Experience balancing Closing Disclosures with title companies and settlement agents
• Proficiency with Loan Origination Systems (e.g., Encompass) and disclosure delivery platforms
• Exceptional attention to detail, strong time-management skills, and the ability to work under strict regulatory deadlines

• Review and process Loan Estimate and Closing Disclosure change of circumstance requests, validating compliance with TRID and company policy prior to re-disclosure
• Prepare, issue, and document Initial Closing Disclosures in accordance with regulatory timing requirements
• Balance the Closing Disclosure with title companies and settlement agents, ensuring accuracy of fees, cash to close, and seller/borrower credits
• Monitor and manage disclosure timelines, including three-day waiting periods and re-disclosure triggers
• Identify and resolve disclosure discrepancies or tolerance issues, escalating risks as appropriate to leadership or compliance
