Real Estate and Network Expansion Head

Job Summary:
The Real Estate and Network Expansion Head is a highly strategic leadership role responsible for driving the nationwide expansion and property growth strategy of Unioil Group. The position will lead the identification, acquisition, evaluation, negotiation, and development of strategic real estate assets to support the company’s aggressive growth plans across fuel retail and other business ventures.
The role is accountable for developing and executing long-term network expansion strategies, securing high-value commercial locations, managing complex landlord and stakeholder negotiations, and building a sustainable property pipeline aligned with the organization’s growth objectives.The position also serves as a key partner to the executive leadership team in evaluating investment opportunities, market expansion plans, and strategic property initiatives.
Key Responsibilities:
Strategic Expansion and Network Development- Develop and execute the company’s nationwide real estate and network expansion strategy aligned with overall business objectives.
- Identify strategic locations for new gas stations and other commercial ventures based on market potential, accessibility, demographics, and competitive analysis.
- Establish expansion priorities, territory plans, and long-term growth pipelines to support business sustainability and market leadership.
- Monitor market trends, industry developments, and competitor activities to identify expansion and investment opportunities.
- Lead end-to-end site acquisition activities including market scanning, feasibility studies, due diligence, financial evaluation, and contract negotiations.
- Oversee leasing, property acquisition, joint venture discussions, and landlord negotiations to secure commercially favorable agreements.
- Manage and optimize the company’s real estate portfolio including lease renewals, asset utilization, compliance monitoring, and contract management.
- Evaluate real estate investment opportunities and provide strategic recommendations to executive leadership.
- Build and maintain strong relationships with landlords, brokers, developers, consultants, government agencies, and business partners.
- Represent the company in high-level negotiations involving property acquisitions, strategic partnerships, and expansion initiatives.
- Coordinate closely with Legal, Engineering, Finance, Operations, and Business Development teams to ensure smooth execution of expansion projects.
- Lead and develop the Real Estate and Expansion team to ensure strong execution capability and operational excellence.
- Establish policies, governance standards, and controls related to real estate acquisition and network expansion activities.
- Provide regular expansion updates, market insights, and strategic recommendations to executive management.
- Ensure compliance with regulatory requirements, company policies, and commercial standards in all property transactions.
Qualifications:
- Bachelor’s degree in Real Estate, Business Management, Engineering, Finance, Marketing, or related field. Master’s degree is an advantage.
- At least 10 years of progressive experience in real estate, network expansion, site acquisition, or property development, with significant leadership exposure.
- Proven experience handling large-scale multi-site expansion projects and complex commercial negotiations.
- Strong background in fuel retail, retail, QSR, telecom, banking, logistics, or property development industries is highly preferred.
- Strong strategic, analytical, financial, negotiation, and stakeholder management capabilities.
- Willing to travel nationwide as required by business operations.
