Job Title: Turnover Architect/Engineer
Job Summary:The Turnover Architect/Engineer is responsible for ensuring that all condominium units are fully completed, compliant with quality standards, and ready for handover to unit owners. This role focuses on closing out punch list items, monitoring remaining works, conducting inspections, and assisting clients during unit viewing and turnover-related inquiries.
Key Responsibilities:
- Punch List & Completion Management
- Prepare, monitor, and update punch list items for each unit.
- Ensure all identified defects, deficiencies, and back jobs are completed prior to turnover.
- Coordinate with contractors, subcontractors, and relevant teams to close out pending works.
- Quality Assurance & Inspection
- Conduct detailed site inspections of units to verify completion and adherence to design and quality standards.
- Ensure that all finishes, fixtures, and installations meet project specifications.
- Document inspection results and track rectification progress.
- Turnover Preparation
- Confirm readiness of units for turnover, including cleanliness, functionality, and completeness.
- Coordinate with internal teams (construction, QA/QC, property management) for smooth handover scheduling.
- Client Interaction & Support
- Assist during unit viewing, walkthroughs, and turnover activities with clients.
- Address client concerns, inquiries, and feedback in a professional and timely manner.
- Provide technical explanations regarding unit features, finishes, and systems when needed.
- Documentation & Reporting
- Maintain accurate records of punch lists, inspection reports, and turnover status.
- Prepare turnover documentation and ensure completeness prior to client handover.
Qualifications:
- Bachelor’s Degree in Architecture, Civil Engineering, or related field
- Licensed Architect/Engineer (preferred)
- At least 2–4 years of experience in construction, QA/QC, or property turnover (condominium experience is a plus)
- Strong attention to detail and problem-solving skills
- Excellent communication and interpersonal skills
- Ability to coordinate with multiple stakeholders and manage timelines
