PROJECT & PROPERTY OPERATIONS MANAGER (Vertical Projects)

Subject: HPV/Project & Property Operations Manager

About the Role

We are looking for a high-caliber, results-driven Project & Property Operations Manager who will lead ongoing vertical construction projects while simultaneously managing property administration, turnover, and facility operations.

This is a dual-role leadership position ideal for someone who can seamlessly transition from construction execution to property management, ensuring quality, efficiency, and operational excellence from project start to post-completion.

1. Project Management (Vertical Construction)

• Oversee end-to-end execution of ongoing vertical projects (residential/commercial buildings)
• Ensure adherence to project timelines, budget, and quality standards
• Coordinate with contractors, consultants, and internal stakeholders
• Lead site monitoring of architectural, structural, and MEPFS works
• Ensure compliance with plans, specifications, and safety standards

1. Property & Facilities Management

• Take full ownership of completed buildings and facilities
• Manage and maintain all assets including:
• Units, offices, lobbies
• CR fixtures, common areas
• Elevators, stairs, and MEPFS systems
• Ensure facilities are fully operational, safe, and well-maintained

1. Project Turnover & Acceptance

• Lead the inspection and acceptance process of completed projects
• Ensure all deliverables meet quality standards before turnover
• Identify and resolve punch list items and defects
• Coordinate proper documentation and handover to operations/end-users

1. Quality & Manpower Monitoring

• Establish and enforce quality control systems for both construction and facilities
• Monitor performance of contractors, maintenance teams, and staff
• Ensure manpower efficiency, discipline, and productivity
• Implement continuous improvement initiatives for operational excellence

• Bachelor’s Degree in Civil Engineering, Architecture, or related field
• Minimum 8–12 years experience in:
• Vertical construction project management
• Property or facilities management
• Proven experience in project turnover and building acceptance
• Strong knowledge of MEPFS systems and building operations
• Excellent leadership, coordination, and decision-making skills
• Highly organized with strong attention to quality and detail
