PURPOSE

The position is responsible for ensuring the effective management of all company construction projects through the application of sound project management practices, while also providing professional support to the hotel team in executing repair and maintenance works across properties by delivering expert guidance on maintenance matters.

The senior management reserves the right to reassign, expand, or modify cluster or property assignments at its sole discretion, in accordance with evolving business requirements.

SCOPE OF WORK

PROJECT MANAGEMENT - CONSTRUCTION PROJECTS
  • Effectively administrate the construction of new hotels; renovation projects of existing hotel properties, and newly acquired hotel properties to ensure terms and conditions of the Contractor’s contract are being executed properly.
  • Conduct regular site visits and inspections at the project sites and conduct coordination meetings with Contractors together with the Hotel Maintenance team. Also, organize kick-off meetings prior to the start of the construction activities.
  • Review submitted technical submittals by the Contractor as deemed necessary during the course of the construction.
  • Certify payments through initiating the preparation of the PAF [Payment Request Form] of completed works of Contractors based on field assessments in collaboration with the hotel team.
  • Review proposed retail fit-out design plans submitted by the prospective retail tenant based on Red Planet’s Retail Fit-Out handbook.
  • Monitor construction of the retail fit-out based on the approved Fit-out plans. 2 7. Prepare and issue a Status Report of the construction of all Red Planet’s projects, and Retail Fit-out projects.
HOTEL REPAIRS AND MAINTENANCE
  • Proactively determine the hotel property’s defects in collaboration with the Hotel Maintenance team, and determine and implement an effective remedial works plan.
  • Ensure such identified defects are immediately rectified by either engaging 3rd party Contractor or the Hotel Maintenance Team.
  • Maintain accurate recording & tracking of all maintenance-related repairs of the hotel in collaboration with the Hotel Maintenance team.
  • Ensure the established PMS program of key equipment of the hotel and the required timing of PMS based on the respective O & M is strictly implemented to prolong the service life of such key equipment.
  • Proactively determine the service life of equipment and its components based on wear and tear conditions to properly plan its timely replacements.
  • Maintain precise recording & tracking of all Preventive Maintenance Service [PMS] on the following in collaboration with the hotel maintenance team, which includes tracking and timely renewal of PMS contract with 3rd party company as deemed necessary.

  • Conduct regular hotel property visits at least once (1) a month or more as deemed necessary on each hotel property to personally validate, assess, and anticipate all the maintenance needs of the property.
  • Maintain a precise inventory record on the following key assets of the hotel [excluding IT equipment and accessories] with the corresponding status. An automated inventory system with key information will be established by IT.

  4. Mini Refrigerator (as applicable)
  • Prepare and issue an overall monthly report on the status of Repairs and Maintenance of each hotel property handled. Such a monthly report will be submitted every 5th of the month to the CEO, DHO, and Hotel Maintenance.
  • Provide proactive guidance to the respective Hotel Maintenance team related to Repair and Maintenance to effectively execute the repair and maintenance program of the hotel property.
  • Certify payments of 3rd party Contractors on completed repair works by initiating the PAF [Payment Request Form] in collaboration with the hotel team based on the terms and conditions of the approved Purchase Order (PO)/or Contract.
  • Effectively manage in-house AC technicians assigned to the cluster group of hotels in collaboration with the hotel team.

QUALIFICATIONS

REQUIREMENTS
  • Bachelor’s degree in Engineering (Civil, Mechanical, or Electrical).
  • Licensed Professional Engineer, duly certified by the Professional Regulation Commission (PRC).
  • Professional certification preferred (e.g., PMP, CAPM, PgMP) issued by a recognized professional organization such as PMI.
  • Minimum of 10 years’ experience in the execution and management of construction projects, and hotel maintenance.
FUNCTIONAL COMPETENCIES
  • Extensive project management experience in delivering complex construction projects on time and within scope.
  • Strong technical expertise in interpreting and implementing design plans for construction execution.
  • Solid foundation in engineering principles with proficiency in essential calculations.
  • Proven track record of resolving complex technical issues in construction projects and building maintenance.
