Job Summary:

The Operations Manager will oversee the day-to-day operations, infrastructure management, and tenant services within the industrial park, economic zone, or real estate. The role ensures smooth estate operations, regulatory compliance, tenant satisfaction, and the effective delivery of utilities and facilities management.

Key Responsibilities:

• Supervise and coordinate all operational activities within the industrial park or economic zone.
• Ensure timely and efficient delivery of utilities such as power, water, waste management, telecom, and road maintenance.
• Manage service providers, contractors, and maintenance teams for facilities upkeep.
• Develop and implement operational policies, procedures, and safety standards.
• Coordinate with locators/tenants on concerns related to site development, facilities, and support services.
• Lead incident response, emergency planning, and environmental compliance.
• Monitor infrastructure performance and plan upgrades, renovations, or new development projects.
• Serve as liaison with government agencies (e.g., PEZA, LGUs, DENR) for compliance and permit requirements.
• Track operational budgets, cost-efficiency measures, and ensure adherence to service-level agreements.
• Support lease enforcement, park security, and enforcement of estate rules and regulations.

Qualifications:

• Bachelor’s Degree in Engineering, Facilities Management, Business Administration, or related field.
• Minimum 3-5 years of experience in operations management, estate/facilities administration, or infrastructure services in industrial or real estate developments.
• Knowledge of local government, environmental, and PEZA/BOI regulatory compliance.
• Strong project management, team leadership, and vendor management skills.
• Experience in managing utilities and infrastructure systems is highly preferred.
