Technical Drafter and Preconstruction Administrator

Position Summary

The Technical Drafter and Preconstruction Administrator produces complete construction documents in Revit, coordinates with sub-consultants on technical drawings and specifications, and prepares every permit set we submit.

Permit documents requiring a professional seal are sealed by a third-party Virginia-licensed architect or engineer of record; you prepare, assemble, and manage the submission.

This is a fully remote, full-time contractor position on our global team. You will report to Construction Manager and work daily with our designers, project managers, and field team.

We design and build luxury pools, pool houses, outdoor living spaces, and other residential structures for select homeowners throughout Virginia. We specialize in large projects that include multiple elements and amenities.

What You’ll Do

• Produce complete construction document sets in Revit, including plans, sections, elevations, and construction details.
• Develop shop drawings and coordinate with design sub-consultants on technical drawings and specifications.
• Model and detail swimming pools, pool houses, outdoor kitchens, structures, hardscape, and related site elements.
• Incorporate structural, mechanical, electrical, and plumbing input from consultants into a coordinated document set.

• Prepare permit sets and permit applications for submission to Virginia counties and municipalities.
• Submit applications through each jurisdiction’s e-permitting portal and track them through to approval.
• Coordinate responses to plan review comments, prepare resubmittals, and keep the team informed of review status.
• Research applicable code, including the Virginia Uniform Statewide Building Code, local amendments, and pool barrier and enclosure requirements.

• Prepare quantity takeoffs to support estimating and purchasing.
• Assemble subcontractor bid packages, including the drawings, scope documents, and specifications each trade needs to bid accurately.
• Assemble and prepare each project job jacket so the field team receives a complete, accurate, permit-ready package before construction begins.
• Support the transition to construction by answering document questions and issuing revisions as needed.

• Assist with the further development of our design systems, templates, families, processes, and standards.
• Maintain organized, current project files so any team member can find what they need.

What Success Looks Like

Our goal is that every project reaches the field fully documented and permit-approved at least two weeks before construction begins. Permit review timelines are set by the municipality, so we hold this role accountable for the work that drives that outcome.

• Permit applications are submitted complete and accurate the first time, with a low rate of comments and resubmittals.
• Applications are submitted with enough lead time for normal jurisdictional review to conclude at least two weeks before the scheduled construction start.
• Every job jacket is fully assembled, accurate, and ready for field handoff before the build phase starts.
• Construction documents are complete and clear enough that the field team can build from them with minimal questions or rework.
• Review status, risks, and delays are communicated proactively — no one learns about a permit problem from a missed start date.

The Outcome We’re Driving Toward

Approved permits and complete construction documentation are in hand no later than two weeks before construction begins on every project.

• Five or more years producing permit-ready residential construction documents in Revit.
• Mastery of Revit, including families, templates, and sheet management.
• The ability to draft in both 2D and 3D.
• Experience and competency creating technical drawings and construction documents.
• Working knowledge of US residential building code, with the ability to research code and apply state and local amendments. Direct Virginia experience is a plus, not a requirement — we will train the right person on Virginia’s code and our jurisdictions.
• Excellent written and spoken English, with the confidence to correspond directly with US plan reviewers and permit staff.
• Strong math skills.
• Extreme attention to detail.
• A desire to learn new things and to be coached and mentored.
• A portfolio of construction document sets you personally produced.

Tools, Equipment, and Setup

Software: We provide all software licenses, including Revit and every other tool the role requires. Familiarity with Bluebeam, AutoCAD, and cloud document collaboration is also required.

Hardware: You will need a Revit-capable workstation to start. After six months in the role, you become eligible for a hardware reimbursement toward your computer.

Connectivity: A reliable, high-speed home internet connection with a backup option is required, since you will be collaborating live with our US-based team.
