Subdivision Maintenance and Turn Over Specialist (Davao)

Key Responsibilities:

• Secure HOA business permits and manage renewals.
• Coordinate homeowners’ meetings, inspections, and conveyance-related requirements.
• Maintain lot owner records and subdivision-related documents.
• Ensure substantial collection of association dues for occupied units.
• Oversee maintenance of roads, village entrances, landscapes, amenities, and open spaces.
• Supervise assigned utility manpower and security personnel.
• Review and approve construction, renovation, and improvement plans; ensure compliance with village guidelines.
• Implement subdivision house rules and address illegal occupancy concerns.
• Prepare the annual OPEX and update occupancy status reports.
• Assist with utility and facility applications, along with customer/community concerns.
• Prepare required environmental compliance reports (PCO/LLDA).
• Support sales, marketing, and company-initiated activities.
• Prepare and submit monthly reports covering occupancy, construction status, collections, maintenance, fund utilization, and site issues.

Candidate Profile:

• Graduate of any business-related, technical, or relevant course
• Strong coordination, documentation, and monitoring skills
• Organized, detail-oriented, and willing to perform fieldwork
• Proactive, adaptable, and capable of managing multiple tasks
• Willing to coordinate with government agencies, service providers, and internal departments
• Proficient in MS Office applications
• Knowledge or experience in property management is preferred
• Ability to read construction plans is an advantage
• Flexible and willing to be assigned to other project sites or areas

Work Schedule: Monday to Saturday, 8:00 AM to 5:00 PM.
