Job Description

• Preparation and updating of project financials assigned (including preparation of monthly project cost update report for accounting cost recognition and closing of completed projects
• Preparation of corporate budget, corporate financial projections and other Management related financial reports.

• Analyzes the ERP generated monthly sales report for projects assigned and sort it according to the number of units, type of units and type of payment availed.
• Analyzes the ERP generated monthly sales report and validates the consistency of the information e.g. if sold area tallies with the current areas as per pricelist on hand.
• Coordinates with PPD and Sales, for any discrepancy in the area and unit count.
• Updates the inventory of units available for sale and checks consistency of data generated.
• Monitors and updates project financials for upcoming price increases based on the approved pricing strategies.
• Updates project financials handled for input into one summary report for Management’s review.
• Coordinates with PPD for any changes that may need to be incorporated in the financial runs e.g. change in plans, construction timetable, and others.
• Prepares monthly cost update report for accounting cost recognition based on anticipated final costs (e.g. building cost reports from QS - Arcadis, BK-Asia, etc). Revisit current estimates of other costs vis a vis actual awarded and incurred costs.
• Coordinates with QS, Accounting and Construction Management Group for the reconciliation of final costs for closing upon completion of project construction and preparation of final closing cost reports.

• Coordinates with other Department Heads to obtain inputs and assumptions for the preparation and consolidation of corporate budget (profit and loss and cash flows) for the following year.
• Checks completeness and numerical calculations on the submitted budget of each department and coordinates with them for discrepancy or lacking information/ requirement (if any).
• Consolidates and prepares budget materials for presentation and review of Department Head and approval of Management.
• Coordinates with Accounting Department for actual profit and loss and/or cash flow reports of subsidiaries being handled. Prepares forecast for funding requirement for approval by the Excom or Board.
• Reviews and analyzes budget and actual financials variances.
• Updates current year budget estimate.

• Graduate of any business course (preferably Accountancy)
• At least three (3) years of property developer industry work experience under the Finance/Accounting/Audit department unit
• With strong accounting/ finance background
• With high analytical skills and mathematical skills
• Computer literate with proficiency on Excel and Powerpoint presentations
• Experience in developing and/or reviewing financial models
• Should be able to understand general accounting principles which is necessary to analyze project and corporate financials
