Position Summary
We are seeking a skilled BMS (Building Management System) Technician to install, maintain, program, and troubleshoot building automation systems. The successful candidate will ensure efficient operation of HVAC, lighting, security, and other critical building systems while supporting our commitment to sustainability and operational excellence.
Key Responsibilities
System Operations & Maintenance- Monitor, operate, and maintain Building Management Systems (BMS/BAS)
- Perform preventive maintenance on controllers, sensors, actuators, and field devices
- Troubleshoot system faults and implement corrective actions
- Conduct regular system performance analysis and optimization
- Maintain accurate logs and documentation of system operations
- Respond to system alarms and emergency calls
- Program and configure DDC (Direct Digital Control) systems
- Develop and modify control sequences and graphics
- Create trending reports and energy management strategies
- Update software and firmware as required
- Configure user access levels and system security protocols
- Integrate new equipment into existing BMS networks
- Install new BMS components and upgrade existing systems
- Commission new systems and perform point-to-point testing
- Provide technical support to facilities management staff
- Assist with energy audits and sustainability initiatives
- Support tenant improvement projects requiring BMS integration
- Collaborate with contractors and vendors on system installations
Required Qualifications
Experience & Education- Associate's degree in Electronics, HVAC, or related field, OR equivalent technical experience
- Minimum 3+ years of hands-on BMS/BAS experience
- Experience with major BMS platforms (Tridium Niagara, Johnson Controls, Honeywell, Siemens, etc.)
- HVAC systems knowledge and understanding of mechanical systems
- Proficiency in DDC programming and graphics development
- Knowledge of communication protocols (BACnet, Modbus, LON, etc.)
- Understanding of network infrastructure and IT systems
- Electrical troubleshooting and basic wiring capabilities
- Ability to read mechanical and electrical drawings
- Computer literacy including Microsoft Office applications
- Manufacturer-specific certifications (Niagara 4, JCI, Honeywell, etc.)
- EPA 608 Universal Certification
- Electrical or HVAC trade certifications
- Network+ or similar IT certifications
- Strong analytical and problem-solving skills
- Detail-oriented with excellent documentation habits
- Ability to work independently and manage multiple priorities
- Good communication skills for interacting with tenants and contractors
- Willingness to participate in on-call rotation
- Commitment to continuous learning and staying current with technology
- Primary work in commercial office buildings and mechanical rooms
- Occasional work at heights, in confined spaces, or extreme temperatures
- On-call responsibilities for emergency system issues
- Travel between multiple building locations
- Standard business hours with overtime as needed
- Ability to lift up to 50 pounds
- Climbing ladders and working in mechanical spaces
- Extended periods of standing, walking, and computer work
- Manual dexterity for fine motor tasks and tool operation
