Job Description: Facility Manager
Position Overview
JLL is seeking an experienced Facility Manager with a strong mechanical engineering background to oversee facility operations for our business process outsourcing (BPO) client. This role requires a Licensed Mechanical Engineer who can ensure optimal facility performance, regulatory compliance, and seamless operational support in a dynamic BPO environment.
Key Responsibilities
Facility Operations Management Oversee day-to-day facility operations including HVAC systems, electrical systems, plumbing, fire safety systems, and building automation controls. Ensure all mechanical and building systems operate efficiently to support uninterrupted BPO operations with minimal downtime.Develop and implement preventive maintenance programs for all building systems and equipment.
Technical Leadership Provide engineering expertise for facility infrastructure, particularly mechanical systems. Review and approve technical specifications for equipment procurement and system upgrades. Conduct regular facility inspections and technical assessments to identify improvement opportunities and potential risks.
Vendor and Contract Management Manage relationships with service providers, contractors, and suppliers. Negotiate service contracts and monitor vendor performance against established KPIs. Ensure cost-effective delivery of maintenance and repair services while maintaining quality standards.
Compliance and Safety Ensure full compliance with local building codes, safety regulations, and environmental standards. Maintain all required engineering licenses and facility permits. Implement and monitor health and safety protocols specific to BPO operational requirements.Conduct regular safety audits and coordinate emergency response procedures.
BPO Environment Support Understand the critical nature of 24/7 BPO operations and plan maintenance activities to minimize business disruption. Coordinate with BPO operations teams to address facility-related concerns promptly. Ensure optimal environmental conditions (temperature, humidity, lighting, acoustics) for employee productivity and equipment performance.
Budget and Resource Management Develop and manage facility operations budgets. Track and control operational expenses while maintaining service quality. Prepare monthly reports on facility performance, expenses, and key metrics. Identify cost-saving opportunities through energy efficiency and process improvements.
Team Leadership Supervise facility maintenance staff and coordinate work schedules. Provide technical guidance and training to team members. Foster a culture of safety, quality, and continuous improvement.
Required Qualifications
Education and Licensure- Bachelor's degree in Mechanical Engineering or related engineering discipline
- Valid Professional Mechanical Engineer (PME) license - required
- License must be current and in good standing
- Minimum 5 years of facilities management experience
- Minimum 3 years of experience supporting BPO operations - required
- Proven track record managing large-scale commercial facilities (minimum 50,000 sq ft)
- Experience managing facility operations in 24/7 operational environments
- Strong knowledge of mechanical systems, HVAC design and operations
- Proficiency in building automation systems (BAS) and energy management systems
- Understanding of electrical systems, fire protection, and life safety systems
- Familiarity with facility management software and CMMS platforms
- Knowledge of sustainable building practices and energy efficiency measures
- Strong project management and organizational abilities
- Excellent problem-solving and decision-making skills
- Effective communication skills with both technical and non-technical stakeholders
- Budget management and financial acumen
- Vendor negotiation and contract management experience
- LEED Accreditation or Green Building certification
- Project Management Professional (PMP) certification
- Experience with ISO standards (ISO 14001, ISO 45001)
- Familiarity with call center or data center facility requirements
- Experience implementing IoT or smart building technologies
Working Conditions
This position requires occasional evening and weekend work to support critical maintenance activities. Must be available for emergency response as needed. Regular site visits and inspections require physical mobility throughout the facility.
