Leasing/Broker Director (Residential)

Job Summary:

Lead and drive the end-to-end residential leasing strategy across a large condominium portfolio, ensuring high occupancy, strong tenant mix, and optimized rental yields. This role will oversee leasing operations, broker networks, and market positioning to maximize revenue and asset performance.

Key Responsibilities:

• Develop and implement a portfolio-wide residential leasing strategy aligned with revenue and occupancy targets
• Drive leasing performance across multiple projects (RFO and secondary market units)
• Monitor market trends, competitor pricing, and demand to adjust leasing strategies

• Build, expand, and manage a strong network of licensed brokers
• Ensure consistent engagement and performance tracking of broker channels

• Oversee tenant sourcing initiatives including digital platforms, broker channels, and direct leasing
• Strengthen tenant experience to improve retention and renewal rates
• Ensure proper screening, onboarding, and relationship management

• Drive rental yield optimization through pricing strategy and inventory management
• Analyze portfolio performance (occupancy, lease rates, turnover) and implement corrective actions
• Collaborate with asset management and sales teams on unit positioning and disposition

• Oversee lease documentation, contract management, and compliance with regulatory requirements
• Standardize leasing processes, policies, and reporting across projects

Qualifications:

• Bachelor’s degree in Real Estate, Business, Marketing, or related field
• Licensed Real Estate Broker is highly preferred
• Minimum 4–8 years experience in residential leasing, brokerage, or property management
• At least 3–5 years in a leadership role managing leasing teams or portfolios
• Proven track record in handling high-volume condominium leasing
