ABOUT THE JOB

The Building Mechanical Engineer is responsible for ensuring the reliable, safe, and efficient operation, maintenance, and continuous improvement of all mechanical systems within the building. This includes air-conditioning and ventilation systems (HVAC), pumps, sewage treatment plants (STP), elevators, generators, plumbing systems, and other mechanical equipment.

The role ensures that all systems operate within established performance standards while complying with applicable building codes, safety regulations, and company policies.

This role serves as a key contributor to the day-to-day engineering operations of the property—where preventive maintenance, equipment reliability, regulatory compliance, and prompt resolution of mechanical issues directly support tenant satisfaction and uninterrupted building operations.

WHAT YOU'LL DO

Building Operations & Maintenance
  • Responsible for overseeing the operation, maintenance, and reliability of all building mechanical systems and equipment.
  • Plan, evaluate, and optimize the performance of HVAC, ventilation, refrigeration, plumbing, pumps, generators, elevators, sewage treatment plants (STP), and other mechanical systems.
  • Ensure the proper implementation, monitoring, and maintenance of all mechanical-related operations in accordance with approved standards and company policies.
  • Conduct regular inspections of all mechanical systems and equipment to ensure safe, efficient, and uninterrupted operations.
  • Diagnose equipment failures and implement appropriate corrective and preventive maintenance measures.
  • Develop, implement, and monitor Preventive Maintenance (PM) and Predictive Maintenance (PdM) programs.
Engineering Planning & Project Management
  • Prepare cost estimates, cost analyses, and detailed cost breakdowns for repairs, maintenance activities, equipment replacement, and capital improvement projects.
  • Review technical specifications, shop drawings, method statements, and contractor proposals for mechanical works.
  • Coordinate mechanical shutdowns, renovations, equipment replacement, and improvement projects with stakeholders.
  • Recommend equipment upgrades, rehabilitation, or replacement based on lifecycle assessments.
Safety, Compliance & Risk Management
  • Ensure compliance with applicable building codes, Mechanical Engineering Law, Fire Code, DOLE Occupational Safety and Health Standards, environmental regulations, and company policies.
  • Develop hazard identification and risk assessments (HIRA) and implement appropriate control measures.
  • Participate in emergency preparedness and response activities involving mechanical systems.
  • Ensure all maintenance activities are performed in accordance with safety standards and permit-to-work procedures.
Contractor & Vendor Management
  • Supervise contractors and service providers performing maintenance, repairs, testing, commissioning, and installation of mechanical systems.
  • Evaluate contractor performance and ensure work quality, safety, timeliness, and compliance with contract specifications.
  • Review and recommend contractor proposals for approval.
Asset & Inventory Management
  • Maintain accurate records of mechanical assets, maintenance history, warranties, and equipment lifecycle information.
  • Monitor the availability of critical spare parts, maintenance tools, and engineering materials.
  • Update and maintain mechanical equipment inventories and asset registers.
Reporting & Documentation
  • Prepare engineering reports, maintenance accomplishment reports, inspection reports, equipment condition assessments, and incident reports.
  • Monitor maintenance KPIs and submit periodic operational reports and recommendations to Management.
Energy Management & Continuous Improvement
  • Monitor utility consumption and recommend energy conservation and sustainability initiatives.
  • Promote innovation and continuous improvement programs that enhance equipment reliability, operational efficiency, tenant satisfaction, and cost optimization.
  • Identify opportunities to improve maintenance processes, reduce downtime, and extend equipment service life.

WHAT WE'RE LOOKING FOR

Required
  • Graduate of Mechanical Engineering.
  • Licensed by the Professional Regulation Commission (PRC).
  • At least 4 years of experience in project management, building construction, and land development projects.
  • Strong team player who is adaptable and proactive.
  • A working sense of urgency and a clear understanding of what efficient execution looks like on-site.
  • Willing to be assigned to a project site in Mandaluyong.
Preferred
  • Background in air conditioning systems, pumps, sewage treatment plants, elevators, and generators.
  • Exposure to Pollution Control (PCO) compliance work.
