As a Property Engineer, you will be responsible for overseeing the engineering and maintenance operations of properties, ensuring the efficient operation, maintenance, and repair of building systems, equipment, and facilities. Your primary goal will be to optimize the performance, reliability, and safety of property assets while minimizing downtime and operational costs.
DUTIES AND RESPONSIBILITIES- Conduct daily inspections of facilities, equipment, and systems to identify immediate maintenance needs and safety hazards.
- Review and adjust daily preventive maintenance schedules for building systems, mechanical equipment, electrical systems, plumbing, and HVAC systems.
- Supervise ongoing maintenance tasks and ensure compliance with safety regulations and manufacturer recommendations.
- Diagnose and address any equipment malfunction or issue as they arise to minimize downtime.
- Schedule and oversee daily work performed by external contractors, vendors, and service providers.
- Update and maintain daily records of maintenance activities, including work orders, equipment manuals, and inventory levels.
- Track and analyze daily equipment performance and energy consumption, implementing any necessary adjustments for efficiency.
- Address maintenance concerns and inquiries from property managers, tenants, and other stakeholders on a daily basis.
- Provide daily technical support and guidance to maintenance staff and other employees.
- Promote a culture of safety and continuous improvement within the team, addressing any issues or suggestions daily.
- Perform any other assigned tasks or respond to additional needs as directed by the property manager or senior management.
Qualifications/Requirements
JOB REQUIREMENTS- Bachelor's degree in Electrical Engineering, facilities management, or a related field required; professional engineering license (PE) or certification in facilities management preferred.
- Proven experience in property engineering, facilities management, or a similar role, with at least 3-5 years of experience in building maintenance and operations.
- Strong technical knowledge of building systems, mechanical systems, electrical systems, plumbing, HVAC systems, and other property infrastructure.
- Excellent problem-solving and decision-making skills, with the ability to analyze complex issues, develop solutions, and implement effective corrective actions.
- Strong leadership and interpersonal skills, with the ability to motivate and manage a diverse team of maintenance technicians.
- Excellent communication skills, both verbal and written, with the ability to communicate effectively with employees, contractors, and management.
- Knowledge of safety regulations, environmental standards, and industry best practices related to property engineering and facilities management.
- Ability to work independently with minimal supervision and as part of a team.
- Flexibility to work varied shifts, including weekends and holidays, as needed.
