Job Summary Purpose:
The Asset and Property Specialist will be responsible for managing and optimizing the company’s property portfolio, ensuring assets are maintained, utilized efficiently, and in compliance with legal and regulatory requirements. This role involves overseeing property acquisition, leasing, maintenance, and disposal, while maximizing the value and return on investment of the company’s assets.
Responsibilities:
Asset Management:
- Manage and oversee the day-to-day operations of company assets, including real estate properties, land, and equipment.
- Monitor asset performance, ensuring assets are utilized efficiently and generating maximum value.
- Develop and implement asset management strategies to optimize the lifecycle of properties and assets.
Property Acquisition & Disposition:
- Assist in identifying and evaluating potential property acquisitions or sales to align with organizational goals.
- Conduct due diligence, negotiate contracts, and collaborate with legal and financial teams during acquisitions or disposals.
Leasing & Tenancy Management:
- Oversee property leasing, including tenant negotiations, lease renewals, and compliance with lease terms.
- Manage tenant relationships, ensuring high levels of tenant satisfaction and resolving any issues that may arise.
- Prepare and execute lease agreements and track lease expiry dates and renewals.
Financial Analysis & Reporting:
- Assist in budgeting, forecasting, and financial reporting for asset management activities.
- Monitor asset performance through key performance indicators (KPIs), providing regular reports to senior management.
- Conduct financial analysis to assess the profitability and risk of various assets and properties.
Property Maintenance & Compliance:
- Ensure the upkeep and maintenance of all properties, coordinating with vendors, contractors, and maintenance teams.
- Ensure compliance with local, state, and federal regulations, including health and safety standards, zoning laws, and environmental requirements.
- Develop and implement preventive maintenance schedules to reduce asset depreciation.
Risk Management:
- Identify potential risks related to asset ownership and recommend solutions to mitigate financial or operational risks.
- Ensure proper insurance coverage for properties and assets, handling claims as needed.
