Job Description:
The Senior Owners Corporation Accountant is a senior-level role responsible for overseeing the financial management of a portfolio of Owners Corporations.
This position is recognised as a key technical specialist within the business, with strong expertise in Owners Corporation accounting, compliance, and financial reporting.
The role is responsible for ensuring financial processes are accurate, compliant, and delivered to a high professional standard. The role works closely with the Business Manager, GM – OC Operations, Portfolio Managers, and the Administration Team to support the financial operations of the business.A key focus of the role is reviewing and overseeing work completed by offshore/back-office support, while also undertaking accounting tasks directly where required.
The position supports Portfolio Managers and Committees by providing clear, practical financial guidance, contributing to informed decision-making and a high level of client service. All work is to be completed at the highest professional standards, with a focus on accuracy, accountability, and a "People Matter" approach.
Key Responsibilities:
Financial Management & Reporting- Oversee the preparation of financial reports for Owners Corporations, including balance sheets and
- Review financial information to ensure accuracy, completeness and compliance
- Ensure financial reports are prepared and delivered within required timeframes
- Maintain the accuracy and integrity of financial records within Intellistrata
- Identify, investigate and resolve discrepancies or issues as they arise
- Oversee levy generation and the issuing of levy notices
- Assist with the resolution of levy and account queries from Portfolio Managers and clients
- Review bank reconciliations to ensure accuracy and completeness
- Investigate and resolve unreconciled items in a timely manner
- Prepare and/or review draft budgets in collaboration with Portfolio Managers
- Provide financial input to support operational decisions and committee reporting
- Assist with the interpretation of financial reports where required
- Oversee BAS preparation and lodgement processes
- Ensure compliance with GST obligations and relevant regulatory requirements
- Support trust accounting compliance across all managed properties
- Coordinate external audits for Owners Corporations
- Liaise with auditors and provide required supporting documentation
- Assist with year-end processes and respond to audit queries
- Oversee the financial setup of new properties in Intellistrata
- Review opening balances and financial records during onboarding
- Support the onboarding process to ensure a smooth financial transition
- Identify opportunities to improve accounting processes, controls and workflows
- Contribute to the development and documentation of best practice procedures
- Support continuous improvement across systems, reporting and financial processes
Qualification and requirements:
- Relevant Accounting Qualifications
- Strong understanding of trust accounting and compliance requirements
- High level of accuracy and attention to detail
- Strong time management skills and ability to meet deadlines
- Ability to review and oversee work completed by remote teams
- Strong communication skills, with the ability to explain financial information clearly
- Ability to work collaboratively within a team environment
- Demonstrated initiative and problem-solving capability
- Strong ability to communicate financial information clearly and effectively to non-financial
stakeholders.
Non-negotiable skills & requirements:
- Experience preparing and reviewing financial reports, budgets, and BAS
- High level of computer literacy, including Microsoft Office and accounting/strata systems
- 2+ years’ experience in Strata accounting
