Is currently looking for:

AIR CONDITIONING MAINTENANCE TEAM LEADER

• Education: RAC Servicing NC2, Technical Courses related to aircon servicing such as HVAC & Etc.
• Experience: 1- 2 Years in similar roles
• Certifications or Licenses

• Work Schedules: Monday to Friday, 7:00 AM - 4:00 PM, based on operational needs or assigned schedule.
• Client Service Requests: Occasional servicing of client units as needed, based on tenants' requests.
• Facilities Coverage: Responsible for providing scheduled services across all Velez Group facilities.

Key Responsibilities:

• Supervise and coordinate the daily activities of the aircon maintenance team.
• Assign work orders, monitor progress, and ensure timely task completion.
• Conduct on-the-job training and mentorship for technicians.
• Plan and oversee preventive, corrective, and predictive maintenance schedules.
• Inspect, maintain, and repair various types of air conditioning units, including split-type, window-type, centralized, VRF/VRV, and ducted systems, and chillers.
• Respond promptly to breakdowns and troubleshoot system faults efficiently.
• Ensure maintenance activities comply with safety standards and manufacturer guidelines.
• Enforce PPE and safety practices on site.
• Perform quality checks on work completed by technicians.
• Maintain service records, checklists, and job completion reports.
• Report faults, spare part usage, refrigerant logs, and performance issues.
• Submit daily or weekly reports to management.
• Liaise with other departments (e.g., Electrical, Plumbing,
• Coordinate with contractors or suppliers for outsourced work or equipment support.
• Communicate technical updates and system status to management or clients.

Technical Skills:

• Understanding of single-unit operation (compressor, condenser, evaporator, fan).
• Skills in installation, sealing, and basic repair.
• Troubleshooting common issues like airflow blockage, refrigerant leaks, or electrical faults.

• Proficiency in handling separate indoor and outdoor units.
• Knowledge of refrigerant piping, electrical wiring, and communication cables.
• Skills in balancing refrigerant charge and pressure.
• Ability to service indoor components (filters, fan motors) and outdoor units (compressor, condenser coils).

• Expertise in managing multiple indoor units connected to a single outdoor unit.
• Understanding of complex refrigerant distribution and manifold systems.
• Troubleshooting communication issues between units.
• Balancing refrigerant flow to each indoor unit.

• Familiarity with chilled water systems, pumps, cooling towers, and air handling units.
• Skills in water treatment, pump maintenance, and chiller diagnostics.
• Ability to work with complex ductwork and control valves.
• Knowledge of HVAC control system integration.

• Understanding of variable refrigerant flow technology and inverter compressors.
• Skills in diagnosing electric expansion valves, refrigerant flow sensors, and inverter drives.
• Troubleshooting networked system communication and zone controls.
• Knowledge of advanced energy-saving features and zoning strategies.

• Knowledge of ceiling installation, condensate drainage, and multi-directional airflow.
• Ability to maintain and repair hidden units with limited access.

• Skills in inspecting and maintaining ductwork for leaks, insulation, and airflow balance.
• Experience with supply and return air grilles, dampers, and diffusers.

• Installation and maintenance in tight or low-space areas.
• Knowledge of floor drain systems and air discharge patterns.
