Location: WFH (1–2 weeks onboarding, with scheduled office meetings 1 to 2 times a month)

Qualifications
Educational Background- Essential: Bachelor’s degree in Finance, Real Estate, Economics, Business, Applied Mathematics, Valuation, Investment Analysis, or a quantitative discipline from a recognized Philippine or international university (e.g., UP, Ateneo, DLSU, UST or equivalent).
- Highly Desirable:
- Postgraduate studies (e.g., Master’s in Finance, Real Estate, Business Analytics, or Applied Mathematics) or progress toward CFA Level 1 or equivalent certifications (e.g., Certified Public Accountant – CPA Philippines).
- Specialized coursework in real estate markets, valuation techniques, or investment analysis (e.g., via online platforms like Coursera, Udemy, or local institutions like AIM).
- Baseline: 4–5 years of solid experience in finance, real estate, or a related field, reflecting the Philippine job market’s expectations for mid-level professionals.
- Preferred:
- At least 3 years of dedicated professional experience with a real estate firm, financial institution, or consultancy (e.g., Ayala Land, Colliers Philippines, or global firms like CBRE).
- Direct exposure to real estate transactions, financial modeling, or market research through prior professional work or academic capstone projects.
- Prior experience in US and Australian real estate markets, including familiarity with transactions, valuations, or market analysis, is highly desirable.
- Analytical Acumen: Ability to analyze complex financial and market data to provide actionable insights, critical for navigating global and local market trends.
- Financial Modeling: Proficiency in building and interpreting financial models, including cash flow projections, IRR, NPV, and sensitivity analysis.
- Land Valuation: Expertise in assessing land value using methodologies such as comparable sales, residual land value, or cost approaches, tailored to real estate investment analysis.
- Precision: High attention to detail when managing financial models, contracts, or compliance requirements.

Roles and Responsibilities
As an Investment Analyst, you will support the investment team in identifying, evaluating, and managing real estate opportunities in Australia, with responsibilities adapted to the Philippine work context:
- Market and Economic Research:
- Analyze Australian real estate market trends in key regions (e.g., Sydney, Melbourne, Brisbane) and sectors (e.g., residential, commercial).
- Monitor global and local macroeconomic indicators (e.g., interest rates, inflation, BSP policies) impacting property markets.
- Source data from credible platforms like the Australian Bureau of Statistics (ABS), CoreLogic, or international reports accessible from the Philippines.
- Financial Analysis and Modeling:
- Develop financial models to evaluate investment viability, including cash flow forecasts, IRR, NPV, and yield calculations.
- Conduct property valuations using DCF, comparable sales, or cap rate methodologies, with a focus on land valuation techniques aligned with Australian standards.
- Support due diligence by reviewing lease agreements, occupancy data, and operational costs.
- Investment Opportunity Evaluation:
- Screen potential acquisitions or development projects based on investment criteria.
- Prepare investment summaries and presentations for senior analysts or virtual investment committee meetings.
- Assist in analyzing financing options and return profiles, considering cross-border investment dynamics.
- Portfolio Monitoring and Reporting:
- Track KPIs for real estate assets, such as rental growth and vacancy rates, using remote collaboration tools.
